How DisasterChief works for you

DisasterChief sends you job requests directly from property owners and managers — matched to your trade, on your schedule. You decide which jobs to take. Here's how it works from the first text to a completed job.

The Process

Step 1

You get a text when a matching job comes in

When a maintenance request comes in that matches your trade category, you'll receive a text from DisasterChief on behalf of the property manager. The message briefly describes the issue and includes a link to the full job details.

"DisasterChief on behalf of Shoreline Properties: Hi Marcus, we have a plumbing request at 412 Oceanview Dr. Tap the link below to view and respond."

The text comes straight to your phone — no app to check, no portal to log into.

Step 2

Review the full job details

Tapping the link opens a secure job page — no account or login required. You'll see everything you need to decide: the type of issue, the tenant's description, the property address, and any photos or video they uploaded.

If the job isn't a fit — wrong trade, too far, already booked — you can decline without it affecting your standing. The property manager will simply move to the next available contractor.

Step 3

Accept the job

If you want the job, tap Yes, I'm available. Once you submit, this locks the job to you.

If you can't take it, tap Not available. The property manager is notified and the next qualified contractor is reached out to.

Step 4

Submit your estimate

Enter your best estimate for the job. This is what the property manager sees when they review your estimate, so be sure to include all relevant details.

You can also include a note about your availability or anything else the property manager should know before approving.

Step 5

The property manager approves your estimate

The property manager is notified of your estimate and reviews it in their dashboard. You'll receive a text once they've made a decision.

Step 6

Get the tenant's contact info and schedule the work

Once your estimate is approved, you'll receive a confirmation text with the tenant's name and phone number. From there, coordinate access and timing directly with the tenant — no middleman, no extra steps.

"DisasterChief: Your estimate of $275 has been approved. Tenant contact: Jane Doe — (555) 867-5309. Please coordinate a time directly with them."

Good to know

No account needed for one-off jobs

Every job link is unique to you and that specific request. You don't need to create an account or remember a password — just tap the link in the text and respond.

Job links are single-use

Once you accept or decline, the page updates to reflect your response. If the request is cancelled or filled by another contractor before you respond, the link will show that — you won't be able to accept a job that's no longer available.

Scope changes on-site

If you arrive and the job is significantly larger than described, contact the property manager before doing any additional work and agree to a revised estimate.

Invoice tracking

After completing a job, you can log your invoice number and final amount directly on the job page in the technician app. The property manager sees this in their dashboard — no separate email required.
